Bathrooms in Washington Park
Wash Park is the neighbourhood we work in most, and it has the most consistent set of bathroom problems in the city.
The housing stock here is mostly pre-1930, which means original hex or square tile set in a mortar bed over a board subfloor, cast iron waste, and a bathroom that was sized for one person and a tub. Almost every project we do in Wash Park involves at least one of three things: the mortar bed coming out, the waste being replaced back to the stack, and the room being reworked so two people can use it.
The mortar bed is the surprise. A 1924 bathroom floor can be three inches of mortar over board, which is both heavy and slow to remove, and underneath it the joists are often 2x8s at irregular centres. That combination decides whether a curbless shower is possible, and it is the first thing we check on a Wash Park survey.
The upside is that these rooms have good proportions and often a window in the right place. A Denver Square bathroom with an 8 foot 6 ceiling takes a vertical stack tile beautifully, and the original window usually sits where a walk-in shower would like to be, which is a conversation worth having early.
What we find in Washington Park
- Mortar-bed floors
- Two to three inches of mortar over board subfloor. Heavy removal, and it hides the joist condition until it is out.
- Cast iron waste
- Often still sound, sometimes scaled to half its bore. We camera it before quoting a layout change.
- Knob-and-tube remnants
- Common enough that we allow for an electrical make-safe on pre-1935 houses.
- Lead paint
- Pre-1978 housing means EPA Lead-Safe practices on every strip out. We are a certified firm.
